Housing sales down in April across Nova Scotia

Homes sold in Nova Scotia stalled in April, according to data from the Nova Scotia Association of Realtors.

The report published in early May notes that 997 units were sold last month, a “moderate” gain year-over-year. 

However, the study, states that home sales in April were below the five-year and 10-year average. 

Single-family home benchmark price was $410,000 in April, an increase of 4.6 per cent year-over-year. Comparing the benchmark price for a townhouse/row unit it was $507,800 — a 6.3 per cent rise year-over-year.

The benchmark for an apartment in the province costs around $452,100, a 3.8 per cent rise from a year prior.

Average home prices sold in April 2024 was a “record” $468,543 an increase of 6.9 per cent from April 2023. 

Year-over-year homes are costing 17 per cent more. In April 2024 the total value of home sales was $467.1 million.

Despite sold homes falling, the number of new listings rose 29.7 per cent from April 2023.
